What to know

Borrowing on overseas income

You don't need to live in Greece to get a Greek mortgage. Several major banks run dedicated non-resident and foreign-currency home loans that accept income earned abroad. Loan-to-value is usually a little more conservative than for residents — often around 60–80% of the value depending on your nationality and where you live — with terms commonly up to 15–30 years.

If you're paid in dollars, pounds or francs, foreign-currency mortgages let you borrow in your earning currency. A broker partner matches you to the lenders most comfortable with your situation.

We set you up remotely — AFM and bank account

Buying from abroad starts with two essentials: a Greek tax number (AFM) and a Greek bank account. We can help arrange both remotely, often by power of attorney, so you can progress without flying over. Our AFM guide explains the step in detail.

Greeks abroad & international buyers

Greek-passport holders living abroad often get the most favourable non-resident terms. International buyers without Greek heritage are welcome too; terms simply vary by nationality and country of residence. We have country-specific guides for buyers in Australia, the UK and the US.

Completing from a distance

A Greek lawyer and a power of attorney let you complete the whole purchase — searches, contracts and signing — without being in the country. Factor in the usual buying costs (transfer tax, notary, legal, land registry) and the annual ENFIA property tax. Our document checklist shows what to gather.
