What to know
How Greek lenders treat expat residents
Once you live in Greece with a residence permit and Greek tax residency — and especially if you earn your income here — Greek banks generally assess you much like a local resident rather than an overseas buyer. That usually means access to mainstream mortgages and higher loan-to-value than non-residents get. Both EU and non-EU nationals are catered for, with some differences in terms.
You'll need an AFM and a Greek bank account
Every property purchase and mortgage in Greece runs through your AFM (Greek tax number), and your repayments are set up from a Greek bank account. If you're already resident you likely have both; if not, they're quick to arrange. Our AFM guide walks through the process.
Borrowing power, deposit and rates
For a primary residence, resident buyers can commonly borrow up to around 80–90% of the value over terms to 30–40 years, on fixed-then-floating or floating (Euribor-linked) rates. Income earned in euros keeps the assessment simplest. If this is your first home in Greece, you may also qualify for the state Spiti Mou programme.
Costs of buying and owning
As with any Greek purchase, plan for transfer tax, notary, legal and land-registry fees up front, and the annual ENFIA property tax once you own. Our ENFIA guide and document checklist help you prepare.
