Why is there a monthly fee?

International property purchases typically run over several months and involve constant back-and-forth between agents, banks, brokers, lawyers and notaries — often across time zones and in Greek. The monthly management fee covers the ongoing work of staying actively involved on your behalf: chasing updates, following up on documents, managing communication between every party, and keeping your purchase moving forward so it doesn't stall. It reflects continuous coordination throughout your journey, rather than a single one-off task.

When does the monthly fee apply?

It applies only during periods when we are actively coordinating your search, preparation or transaction — for example arranging viewings, liaising with your bank or broker, or progressing documents toward completion. It does not apply before you begin, it stops once your purchase has completed, and it is capped at a maximum of 5 months — beyond that we keep coordinating your purchase at no further monthly cost. If your search is paused or placed on hold, we'll review the arrangement with you, so you're never charged for active management while no active work is being carried out.

What happens if my property search takes 8 months?

Every property purchase journey is different. Some clients find the right property within a few weeks, while others take several months to identify the right opportunity, negotiate terms and complete the purchase process.

The €700 monthly active management fee applies only while we are actively supporting your search or transaction, and it is capped at a maximum of 5 months. If your purchase takes longer than that, we keep managing and coordinating the process for you exactly as before — liaising with agents, banks, brokers, lawyers, notaries and other professionals — but we stop charging the monthly management fee from the sixth month onward.

This means you'll never pay more than 5 months of active management fees, however long your search takes. Our role is not limited to finding a property — we act as your dedicated coordinator throughout the purchase journey, ensuring each stage progresses smoothly and that you always know what comes next.

So if your search extends beyond 5 months, we remain fully engaged and available to support you at no further monthly cost until your purchase completes.

Can I pause my engagement?

Yes.

We understand that circumstances can change. If you decide to pause your property search or delay your purchase plans, we'll review your situation and discuss the most appropriate arrangement.

Active management fees are intended for periods where we are actively coordinating your search, purchase or transaction. If your search is placed on hold for an extended period and no active work is being carried out, we can pause active management until you're ready to move forward again.

Our objective is to provide support when you need it, while maintaining a fair and transparent relationship throughout the process.

What is the 1.24% completion fee based on?

It is calculated on the final agreed purchase price of the property — the figure stated in the purchase contract — not on the original asking price or your budget. The fee is a 1% base fee plus 24% VAT, i.e. 1.24% of the purchase price inc VAT. It is a success-based fee, so it only becomes payable once your purchase actually completes.

What happens if I do not buy?

There is no completion fee if you don't complete a purchase — the completion fee is success-based and only becomes payable once a property purchase actually completes. The onboarding fee and any active management fees already incurred during the period we worked together still apply, as they cover work already carried out, but you are never charged the completion fee for a purchase that doesn't happen.

Are legal fees included?

No. Legal, notary, translation, accountancy and similar third-party fees are billed separately by those professionals and are not part of our service fee. What we do is coordinate with them on your behalf — instructing, scheduling and following up — so the legal and administrative side of your purchase progresses smoothly and nothing falls through the cracks.

Do you replace a lawyer?

No. We are not a law firm and we do not provide legal advice or act in place of your lawyer. Your lawyer handles the legal work — contracts, due diligence and the conveyancing itself. Our role is to coordinate the overall process: making sure the right professionals are appointed, that they have what they need, and that each stage moves forward on time. The two roles work alongside each other.
